Cash, and we're the builder.
No wholesaler flipping your contract. No investor waiting on financing. Tim signs, Tim closes.
We pay market value for buildable land, in cash, and we're the ones who build on it. Agents who bring us an off-market lot earn 1% of the finished home's value at land closing, then list the house we build. It doesn't have to be a diamond in the rough. A fair deal is enough.
Most builders want a bargain or walk. We don't need one, because our cost to build is lower. If a lot checks these boxes, bring it.
Not sure if your lot is buildable? Send over the details and let us do the work.
On a normal deal you wait a year or more for the house to be built and sold before you see a commission. On off-market deals, we pay 1% of the projected finished-home value the day the land closes. The rest comes at the house closing, out of the 4% listing commission, like any sale.
A buildable lot at a fair price that isn't on the MLS. The 1% is for off-market deals only.
Cash. Market price. No financing contingency to fall through.
1% of the finished home's projected value. In cash, before a shovel goes in.
Our crews and our materials. You're in contract to list it.
The remaining 3% of the listing commission at the house closing.
The 1% applies to off-market deals only. Example uses a $3.2M finished home, the projected sale on our Nissequogue build. Your number depends on the lot and the house that fits on it.
No wholesaler flipping your contract. No investor waiting on financing. Tim signs, Tim closes.
The house we build on your lot is yours to list. A second, larger commission on the same piece of dirt.
Our cost to build is lower, so we don't need your seller to leave money on the table. Easier conversation for you.
We're buying lots across Nassau and Suffolk every year. Agents who bring one deal tend to bring the next.
For the 1% up front, yes. The 1% is for off-market deals only. We'll still look at a listed lot at a fair price, but the up-front payment is reserved for deals that aren't on the MLS.
The projected sale value of the finished home, which Tim sets when he prices the build. On a $3.2M home that's $32,000 at land closing.
If you represent the seller, your land commission is between you and your seller as usual. The 1% is on top, from us.
Your 1% is already in your account. The remaining 3% comes when it closes, as with any listing.
Yes. If your seller would rather partner on the build than sell, the same 1% applies and you still list the finished house.
Address and a sentence about the lot is plenty. Not sure it's buildable? Send the details anyway and we'll do the work. If it fits, you'll have an offer to take back to your seller fast.
